Tryon Development Area: A Unique Opportunity

Price escalation in surrounding counties is drawing many potential homeowners to Fulton County, where comparable housing is available at much lower costs and there is a high homeowner rate, affordable land, and stable property values. These soon-to-be neighbors are empty nesters, families with older children, and highly mobile seniors, demographics that tend to have the most disposable income. This should be a perfect pairing, an all-around win-win situation.
While Fulton County is land-rich, it needs experienced housing developers who are ready to capitalize on untapped locations like the Tryon Development Area (TDA) in the Town of Perth. Fulton County’s Housing Study determined there’s a strong demand for mixed-use developments with professional and executive level housing for both millennials and empty nesters as well as townhomes, senior patio homes, and single-family homes.
Fulton County represents an opportunity for housing developers. The need for mixed-used areas creates a market opportunity for various housing styles intermixed with commercial and retail in a scenic setting. Furthermore, Fulton County’s Development Strategy identified two (2) other Primary Development Areas like the TDA that could be developed to address this market demand.
The TDA is a picturesque 45+/- acre tract site with stunning vistas and all major utilities already available. It’s a quick five-minute drive to the historic downtowns of Gloversville and Johnstown, and only thirty minutes from Saratoga. The Tryon Development Area is owned by the Fulton County Industrial Development Agency (IDA) and is currently available for sale and development. The TDA’s Concept Plan includes single-family homes, townhomes, family apartments and retail and office spaces in a scenic setting. There is a strong public support for this Concept Plan.
